1. Acceptance of These Terms

These Terms of Service set out the rules of the road for using the website of TDZ HOMES LTD at https://www.tdzhomes.buzz together with any software, information and facilities made available through it. By visiting the Website, browsing its pages, sending us a message, booking a viewing slot or engaging us for a project, you agree to these terms. If you do not agree with any part of them, please do not use the Website and contact us so that we can discuss your needs another way.

The terms apply whether you are reading for information, making an enquiry on your own behalf or acting for a business, an agency or a household. Where you act on behalf of another organisation, you promise that you have authority to bind that organisation to these terms, and that reference to you in that case includes the organisation you represent.

We may post updated versions of these terms from time to time, as described near the end of this page. Using the Website after that posting counts as your agreement to the revised terms, so we invite you to glance back whenever you are unsure.

2. About TDZ HOMES LTD

TDZ HOMES LTD is a computer integrated systems design company that helps people buy, sell, rent, manage and renovate homes through carefully built software and a calm human service. Our company is registered in the United Kingdom, the company name is TDZ HOMES LTD, and our full correspondence address is 12 The Spinney, Bishopstoke, EASTLEIGH - SO50 8PF, United Kingdom (GB).

We describe our work under headings such as Home Listing Platforms, Property Management Systems, Tenant Portal Development, Energy Assessment Tools, Virtual Tour Systems and Renovation Project Trackers. These descriptions are intended to be honest and useful rather than legally binding menus. The precise scope of any engagement is always captured in the written proposal and contract that we agree with you before work begins.

You can reach us by email at assist@tdzhomes.buzz or by telephone on +18488586050. The responsible directors answer directly, so the number you ring is the number behind our promises.

3. Using the Website

You may use the Website for lawful purposes that match the intent of the pages, whether that is learning about our services, contacting us or exploring the systems we describe. We grant you permission to view and print parts of the Website for your own reasonable and personal use, provided you respect the rights described under Intellectual Property below.

You agree not to do anything that could harm the Website, its visitors or the wider network it sits upon. That includes attempting to gain unauthorised access, inserting harmful code, sending bulk unsolicited messages, scraping content at a volume that damages the service, or using the Website to break any law of the United Kingdom or of your own jurisdiction.

Opinions expressed on the Website about property, energy, renovation or the market are general guidance drawn from our experience. They are not financial, legal or surveying advice directed at your particular home, and you should always take professional advice tailored to your own situation before committing money or signatures.

4. Accounts and Security

Where the Website or a system we build offers you an account, you are responsible for keeping your sign-in details safe and for everything done through your account. Choose a strong password, do not share it widely, and tell us without delay if you suspect that someone else has learned it or used your account without authority.

Where our systems are used by an agent, landlord or owner for staff, each named user should have their own identity rather than a shared login, so that actions can be traced and permissions can be controlled. We may suspend access where we reasonably believe it is being misused, and we will always explain our reasoning when we do so.

5. Description of Our Services

Home Listing Platforms are arrangements that present a home attractively and accurately across the portals where buyers and renters search, together with dashboards that show how each listing performs. Property Management Systems are software ledgers that bring together rents, certificates, repairs, licences and renewals for one or many homes. Tenant Portal Development is the building of secure spaces where tenants can pay, report, read and message. Energy Assessment Tools help owners understand heat, bills, carbon and upgrade choices. Virtual Tour Systems produce walkable room-by-room presentations of a property. Renovation Project Trackers join trades, budgets and schedules into one honest plan.

Each description above is a headline for a service we actually deliver, and the detail of what a particular engagement includes is agreed in the written contract for that project. Where a page shows general capabilities, they are illustrative of the way we normally work rather than a promise that every conceivable feature is bundled into every price.

6. Quotations and Estimates

A quotation or estimate that we send you is prepared carefully from the information you have given us. Quotations are usually valid for a stated period, often thirty days, after which we may ask you to confirm that the figures still stand. Estimates are our best honest judgement of cost and are not fixed price quotations unless we say clearly that they are.

If during a project you ask for work outside the agreed scope, we will raise a separate variation in writing before carrying it out. Nothing is added to your bill without a clear explanation first. Where the details you gave us change the size of the job materially, we will tell you early rather than surprise you at the end.

7. Fees and Payment

Fees are set out in your written contract or proposal and are normally payable in the currency stated there. Payment terms are agreed before work starts and often follow a sensible rhythm of a deposit, staged payments against milestones, and a final balance on handover. Marketing pages may show indicative prices for common tools, and those figures are guidance rather than a binding offer until confirmed in writing.

We accept payment through the methods named on our invoice and issue receipts for every sum we receive. Where payment is late, we may pause active work until the account is brought up to date, and we will always send a clear reminder before taking that step. Any consulting or subscription fees are described openly up front so that there are no surprises folded into a headline number.

8. Project Delivery

When you engage us for a build, the agreed scope becomes the shared plan against which we measure progress. We work in visible steps, showing you working features at regular intervals, and we welcome your honest feedback at each checkpoint. You agree to give us, in reasonable time, the information and decisions we need to keep the work moving, because good software is a conversation rather than a one-sided delivery.

We set out realistic dates and keep to them where we can, while recognising that unexpected requests can shift a schedule. When a milestone changes we tell you promptly and show the reason. We test our work before handover, we document how to run it, and we train your people until they are comfortable. Following handover, the support arrangement in your contract describes how we stand by the work we have shipped.

9. Your Content

Any content you provide to us, whether a message, a photograph, a floor plan, a tenancy schedule or a renovation brief, remains yours. We do not claim ownership of your material, and we use it only to deliver the service you have asked for and to keep proper records of our work together.

You promise that content you give us is lawfully yours to share, that it does not infringe the rights of others, and that it is accurate enough for us to rely upon while building or managing your project. We keep such content safe under the terms of our Privacy Policy and do not reuse it for other clients without your permission.

10. Intellectual Property

The design, text, graphics, layout, code and software that make up the Website and the tools we build belong to TDZ HOMES LTD or to the people who license them to us, unless they have been supplied by you. Nothing on the Website transfers ownership of that intellectual property to you, and your use of the Website is governed by the licence described in the next section.

Where we build bespoke software for you, our contract states clearly how ownership of the finished work is shared. It is common for us to license the bespoke code to you for your own use while retaining the underlying platforms and techniques we have paid to develop, so that we can keep improving them for all our clients. The precise ownership and licence terms are always written down before work begins rather than left to guesswork.

11. Website Licence

Subject to your compliance with these terms, we grant you a limited, revocable, non-exclusive and non-transferable licence to access and use the Website for your own lawful internal purposes. This licence does not let you copy the Website for resale, reproduce it within another service, frame it misleadingly, or use automated tools to harvest it in bulk.

Where a bespoke system is licensed to you, the licence is matched to your contract and the number of users or properties you have agreed. Licences do not travel to a competitor without our written agreement, and they end when the relevant contract ends, after which we may disable the relevant access to protect both our work and the data it holds.

12. Restrictions on Use

You agree not to reverse engineer, decompile or disassemble the Website or any bespoke software except where the law expressly permits and then only to the limited extent allowed. You agree not to remove or obscure any copyright, trade mark or other proprietary notice, and not to use the Website in a way that is defamatory, discriminatory, obscene or otherwise unlawful.

You also agree not to use the Website to distribute software that carries viruses or harmful code, not to interfere with the proper working of servers or networks, and not to encourage others to break these rules. If we reasonably believe you are breaching these terms we may suspend your access while we investigate, and we will explain our decision honestly.

13. Warranties and Disclaimer

We work hard to keep the Website accurate and available, but the internet and the practice of property mean that occasional errors, outages or outdated details are inevitable. Accordingly the Website and the general information on it are provided on an as is and as available basis. We do not warrant that the Website will be uninterrupted, error free or free from harmful code, and we give no warranties beyond the limits that consumer law permits and the specific promises in an individual contract.

Where we deliver bespoke software under a signed contract, the warranties that matter to you live in that contract, where we undertake to carry out the work with reasonable skill and care and to make good any faults reported within the agreed warranty period. Nothing in these terms reduces the rights you hold under the consumer protection law of the United Kingdom, including rights that cannot be excluded by agreement.

14. Limitation of Liability

To the fullest extent permitted by law, TDZ HOMES LTD will not be liable to you for any indirect, special, incidental or consequential loss, or for any loss of profits, revenue, data or goodwill arising out of your use of the Website. This covers loss that we could not reasonably have foreseen at the time these terms were agreed and loss that does not flow directly from a breach.

Where you buy bespoke services from us under a written contract, our total liability for any claim is limited in the way that contract describes, which is commonly to the total fees you paid for the work in question or a lower agreed figure. This limit does not apply to liability that cannot lawfully be limited, such as liability for death or personal injury caused by our negligence or for fraud. Because these limitations affect real rights, we always invite you to review them with your own adviser before signing.

15. Third Party Links and Data

The Website may include links to portals, government bodies, registers and other parties whose services are useful to home moves. We provide those links for your convenience and are not responsible for the content, availability or privacy practices of the sites they lead to. When you follow a link you leave our terms behind, and the destination policies apply to you from that moment.

Where a listing or an energy calculation is shown alongside data supplied by a third party, we present that data as given to us and do not guarantee that it has come from a source we can verify. Always confirm important figures directly with the party who issued them before making a decision that rests on their correctness.

16. Termination

Our contract together may end in the ways your written agreement describes. You may end a service engagement in line with its notice terms, and we may end it where you have broken a central promise that cannot be mended or have failed to keep up with payments despite clear reminders. On termination we will agree a sensible wind-down so that your data can be returned or securely destroyed and so that no tenant, owner or buyer is left in the lurch mid transaction.

Paragraphs that by their nature should survive the end of the relationship, including those on intellectual property, limitation of liability and governing law, continue to bind both sides after termination. Any fees earned before termination remain payable, and any money owed to you for unused services is returned without delay unless the contract says otherwise.

17. Privacy and Your Data

Your handling of personal information through the Website and through our services is described in full in our separate Privacy Policy, which you should read together with these terms. Where these terms ask you to agree to a practice and the Privacy Policy describes it in more detail, the two documents are read side by side and the Privacy Policy governs whenever there is a conflict about data.

We handle emails, contact details and project records in line with the data protection law of the United Kingdom, keep them only for as long as they are needed, and share them only as the Privacy Policy describes. If you use our bespoke systems to hold data about tenants or owners, you are responsible for complying with data protection law in how you gather, use and disclose that information.

18. Governing Law

These terms and any contract we sign with you are governed by the laws of England and Wales, without regard to any conflict of law principles that would apply a different law. The courts of England and Wales have exclusive jurisdiction to hear any dispute arising from these terms, unless the law requires otherwise.

If any part of these terms is found to be unenforceable by a court of competent jurisdiction, that part will be limited to the minimum necessary and the remaining terms will continue in full force. This section survives the end of any engagement so that disputes about work already performed are resolved under a single, predictable set of laws.

19. Changes to These Terms

We may revise these Terms of Service at any time by updating this page. Where a change is more than cosmetic, we will update the date at the top of the page and, where it affects the Website materially, we may draw it to your attention through a notice on the homepage. Unless we state otherwise, a revised term applies from the moment it is published at this address.

Because we cannot control which version a reader prints, the version that applies to your visit is the one currently published at the time you use the Website. We therefore suggest you review the date at the top whenever you rely on these terms to make a decision.
